Mr. T’s at Riverside is a third-generation family-owned convenience store located just 30 miles northeast of Jonesboro in Caldwell, Missouri.
This one-stop-shop contains a café, smoke shop, liquor store, restaurant, lottery and fuel station. But the fuel station was at the end of its lifecycle, so Ramsons was hired to design and construct a new C-Store and Restaurant across the street.
The newly opened 7,000 square foot building is yet another example of Ramsons’ quality execution and timely completion. We strive for excellence on every project, whether it’s local or across state-lines.
Design and Construction
Ramsons assembled a design team that included Fisher Arnold as Civil Engineer, Delta Engineering as structural, Collier as mechanical engineer and Rodney Sartin as architect. Ramsons’ fast-tracked the project, meaning construction began before design was complete.
This required cost-management strategies including multiple preliminary estimates and subsequent value engineering. Ultimately these measures were successful as the original design intent was met and the project was delivered under budget.
The design features slab-on-grade construction, structural steel frame and TPO roof. The exterior is EFIS, Stone and Glass. The interior is typical of a high-end C-store and BBQ restaurant. The bulk of the project was completed in only 12-months, but the state of Missouri challenged the owner’s septic plan.
This required us to step in and design a much more robust system. While this did delay the opening, the utility upgrades mean that further site development is now possible.
