Overview

Cost Modeling

Using historical data and market trends, Ramsons will work with a team to create a line item budget of the project.

Estimating

Ramsons will provide complete estimates at each major phase of design. These estimates will be compared to the cost model. We'll also provide the architects with comparison estimates as required during the design phase (i.e. an estimate showing the cost difference between brick and split-faced block might be requested so the architect can determine which veneer to use).

Targeted Value Engineering

Ramsons will compare estimates to the cost model so we can identify specific line items that are trending over-budget. We'll also make recommendations of alternative designs.

Scheduling

Ramsons will work with the architect to develop a pre-construction schedule.

Constructability Reviews

Ramsons will carefully examine the plans and identify problems. Common issues include conflicting details, discontinued product colors and two construction elements taking up the same space. We'll prepare a report so the architect can make changes prior to the documents going out to bid.

Bidding Phase

Ramsons will manage the bidding phase. We'll create bid packages, solicit bids, conduct the bid opening and evaluate the proposals.

It is therefore critical that our clients know their costs early in the process so informed decisions can be made. Our Pre-construction Program is designed to constantly monitor costs, communicate these costs to the team and make suggestions regarding options. We don’t just examine front-end costs, but also life cycle costs and the effect on design. Our job in the pre-construction phase is to identify, inform and recommend alternatives.
